Officials said a new master-planned community underway in Waller will help spur future growth in the city and in the surrounding area. Wolff Companies and leaders with the city and county of Waller celebrated the groundbreaking of Beacon Hill on Oct. 27.

The new 521-acre development includes 270 acres of around 1,000 single-family homes from Long Lake Ltd., the builders behind Villages of Cypress Lakes and Telge Ranch in Cypress.

Additionally, Wolff Companies is bringing 251 acres of retail and business park to the project; Chairman and President David Wolff said this multiuse space could include hotels, medical offices, multifamily housing, retail and grocery stores, logistics and manufacturing plants, and religious and educational institutions.

“We purchased the Beacon Hill property in 2018 because we felt that with the imminent completion of the rebuilding of [Hwy.] 290, we foresaw a great opportunity in the northwest Houston market,” Wolff said during the virtual groundbreaking Oct. 27.

Located off Hwy. 290 near the Grand Parkway, the residential development will draw employees from Waller ISD, Prairie View A&M University and the Daikin Technology Park, which will eliminate their need to commute from the Houston area, Waller County Judge Trey Duhon said.

Homes will range from the low $200s to the mid-$400s with 55- and 60-foot lots available. Buyers will be able to choose from among 14 floor plans, ranging from 1,375-3,115 square feet, officials said.

Long Lake Ltd. is slated to begin building homes in November, with the first homes available in early 2021.

Transportation updates

With approval from the Texas Department of Transportation, Wolff Companies is also planning to implement access improvements to Hwy. 290 as part of the Beacon Hill project.

This will include an off-ramp located west of FM 362 for a new Hwy. 290 interchange called Beacon Hill Boulevard. A mile-long Hwy. 290 frontage road connecting Beacon Hill Boulevard to James R. Muse Parkway with a Hwy. 290 U-turn at James R. Muse Parkway is also part of the plan to aid traffic flow.

Beacon Hill Boulevard is slated for completion in September 2021, and the construction of the Hwy. 290 interchange should begin in spring 2022 and wrap up in 2023, officials said. Joint funding for the project is provided by Wolff Companies, TxDOT and Waller County Municipal Utility District No. 33, also known as the Beacon Hill MUD.

“The interchange will serve not only Beacon Hill but also the surrounding community, improving traffic mobility between FM 362 and James R. Muse Parkway,” TxDOT Houston District Engineer Eliza Paul said. “It will also create a significant economic benefit, providing access to large tracts of land for development and, in turn, stimulating significant future job opportunities, residential alternatives and tax revenues to both the city of Waller and Waller County.”
