Frisco development will bring more than 1,300 apartments plus commercial - The Dallas Morning News

Construction is about to start on the first major development next to the new PGA of America headquarters in Frisco.

Dallas-based Carbon Cos. is building the 1,310-unit rental community near the southwest corner of the Dallas North Tollway and Rockhill Parkway, just east of the PGA property.

“We are going to break ground in less than four weeks,” said Carbon CEO Ed Garahan. “It’s at the front door of the PGA.”

The first phase of the 38-acre development includes a 375-unit apartment project plus a park.

“We are building a 2-acre park that sits in the middle of the development,” Garahan said. “As a centerpiece, we worked very closely with the city developing the linear park that our apartment community surrounds.”

The four-story apartment buildings will be constructed in four phases.

There’s also a 27-acre commercial site planned for retail and offices that faces the tollway.

As much as 150,000 cubic yards of dirt is being moved each week at the future site of PGA of America headquarters in Frisco.

Carbon has been working on the development for more than two years — before news of the PGA project was announced.

The golf association’s 660-acre development will open in 2022 with a 500-room Omni resort hotel, a 127,000-square-foot conference center, two championship golf courses and a short course totaling 45 holes.

Adjoining the PGA site is the even larger 2,500-acre Fields mixed-use development, which is planned to have for more than 10,000 homes, plus commercial developments along the tollway.

“We think we have a spectacular site,” Garahan said.

Architecture Demarest designed Carbon’s planned rental community.

The apartments will have golf simulators, tenant lounges, two swimming pools and other tenant amenities.

Dallas’ Greenway Investment Co. is a partner in the project, and Origin Bank is providing construction financing.

The new Frisco project is one of several Carbon Cos. has in the construction pipeline in North Texas. The company is building a 308-unit Plano apartment project on Plano Road in the Heritage Creekside development. Carbon already completed 327 rental units next door.

And in Allen, Carbon has the new Reflection at Montgomery Ridge apartments on Montgomery Boulevard.

Carbon Cos. has been in business for more than 30 years and has completed more than 10,000 apartments in seven states.
