Mixed-use development under construction in Grand Prairie - The Dallas Morning News

Construction has kicked off on a Grand Prairie real estate project that will bring new housing and retail buildings.

Called Midtown GP, the 56-acre development is being built at State Highway 161 and Forum Drive, just north of Interstate 20.

Kalterra Capital Partners is building the mixed-use project, which will include townhomes, apartments, shops and restaurants.

“This project has been in the works since 2019 when the land owner originally contacted us,” said Katerra’s Clint Nolen. “We have just started to turn dirt.

“We are the first horizontal mixed-use development in that area.”

The first phase of construction will include a 366-unit rental community called The Foundry. Two four story buildings and two three-story apartment buildings will be included in the new rental community, which will take about two years to complete.

“We are building an urban style product,” said Kalterra’s Nic Balsamo. “Each of the buildings has a unique courtyard with a wide ranging amenity mix.”

The next phase of the Midtown GP project will include a neighborhood of 142 townhouses.

“We are about to start construction on the townhome portion of the project which is the western back third of the property,” Balsamo said. “As part of that first phase we are going to be constructing a large promenade drive that will bring development back to the main entrance to the townhomes.”

Texas builder CB Jeni Homes will acquire the townhome sites and build the housing, Balsamo said. CB Jeni builds townhomes in North Texas that start in price under $400,000.

The developers plan to construct a series of retail buildings along the S.H. 161 frontage.

“We are going to have about 10 acres in the first phase for the retail,” Balsamo said. “We see multitenant strip retail and single tenant retail as well and restaurant uses.”

As much as 120,000 square feet of retail space could eventually be constructed at Midtown GP.

Allen-based Cross Architects designed the new Grand Prairie project, along with Michael F. Twichell Architects.

Kalterra is partnering with the owner of the property on the development.

“It’s well located between Dallas and Fort Worth and Grand Prairie itself is growing a lot with new development,” Balsamo said.
